Who We Are

We are a private co-investment partnership that gives a select group of accredited investors and family offices direct access to quality real estate transactions in Europe. Every deal is led and co-invested by our principals alongside our partners. We source the opportunity, arrange the institutional financing, acquire the asset, manage it hands-on, and distribute the profits. You co-invest with experienced operators who only earn when you do.

We want to deliver consistent, risk-adjusted returns by acquiring off-market and lightly marketed assets, structuring them with optimal leverage through our long-standing banking relationships, and actively managing each property to create value and deliver strong cash flow and capital gains to our investment partners.

Sourcing

We identify off-market and lightly marketed assets across Europe that institutions can’t or won’t pursue. Every opportunity is first approved by our own investment committee.

Financing Coordination

Through our partner Glober Solutions we secure institutional senior debt (60–75 % LTV, often non-recourse) on terms private investors rarely access.

We acquire, actively manage (or supervise best-in-class local operators), drive value creation, and exit opportunistically exit or refinance — always with a pre-defined strategy from day one.

Institutional debt on terms private investors rarely access.

Glober Estate acts solely as sponsor and coordinator. Debt is introduced by Glober Solutions under applicable private placement exemptions. Offered exclusively to accredited/professional investors only.

  • Senior Debt: Provided and arranged by our financing partner Glober Solutions, a specialist debt introducer with direct relationships to 130+ European banks and alternative lenders. Typical terms: 60–75 % LTV, often non-recourse, fast execution.

  • Equity Layer: Contributed directly by Glober Estate principals (we always co-invest our own capital first) Selected accredited/professional co-investment partners on a deal-by-deal basis
